This process varies based on a number of factors...including which insurance company you have. A general breakdown is 1-2 weeks for mitigation, 1-2 weeks for an approved statement of loss from your insurance company, 1-2 weeks for the restoration work. There are many factors that can change these estimates and we will be happy to discuss those further with you over the phone or in person.
Your agreement with your insurance company is that they will pay for the cost of repairs to your home, minus whatever your deductible is. So, in an example of a claim that costs $10,000 to repair, if you have $1,000 deductible, your insurance company will pay your contractor $9,000 and you will pay them $1,000. Many people get confused about this as your summary from your insurance company will show the approved "Replacement Cost Value" and they will subtract your deductible from the funds they are sending you. That does not mean that you have paid your deductible. That is reflecting that they do not owe you that portion to pay your contractor. You are responsible to pay your contractor your deductible.
That part is up to you. Your cost for your rebuild should not be more than your deductible. So, if you find two contractors and one quotes $10,000, while the other quotes $15,000. If you have a $1,000 deductible, you will only pay your $1,000 and the rest is paid by your insurance...regardless of the price, as long as your insurance approves that amount. We recommend finding a company whom you trust to do the work correctly and seems knowledgeable about the process.
Any reputable contractor or restoration company should be using the proper tools for the job. When it comes to pricing out the cost to rebuild your home through an insurance claim, there are third party companies both the restoration company and your insurance company will use in order to keep everyone on the same page.
Most insurance companies use a company called Xactimate (the second most common is called Symbility). These companies keep track of material and labor prices throughout the country by zip code. This makes sure that everyone is staying within a fair range for pricing. There can definitely be some debate between your contractor and the insurance company on which line items should be included in the rebuild estimate, but you can feel comfortable knowing that the rates are fair.
When it comes to the grade or quality of a certain material, most insurance companies will ask for an ITEL report. An ITEL report will come from another third party company who tracks building materials and can determine what grade a product is, if it is still in production, and where it can be found. This is very common to evaluate an agreed price on flooring. If an item is no longer in production, the ITEL report will give a fair price per square foot to replace that item with another like-kind product.
